UPDATE: After more than two years of devastation, urgent repairs to the historic Henderson Old Hall in High Heaton, Newcastle, are set to commence early in 2026. This follows a catastrophic fire in June 2023 that left the iconic building in ruins, prompting immediate action from university officials.
The fire completely destroyed the roof and severely damaged the interior of this Grade II-listed site, identified as a critical heritage asset by Save Britain’s Heritage. The Newcastle City Council has just granted permission for essential restoration work, marking a significant step toward rehabilitation.
Authorities report that the first phase of repairs will include reconstructing the roof, replacing windows, and addressing severe water damage caused during firefighting efforts. The work is expected to last up to 14 months, with preparation commencing imminently.
“Bringing this Grade II-listed building back into use is a priority,” stated a spokesperson for Newcastle University. “We have appointed a contractor to carry out the repairs, which will be funded by our insurers.”
The 1930s hall, once a residence for male students of Armstrong College, has been in a “very poor and highly dangerous” condition since the blaze. A council report highlighted the significant water ingress and exposure to the elements, necessitating extensive repairs to stabilize the structure.
In addition to roof and window repairs, the council has approved the removal of the building’s ceiling, wall, and floor finishes, with plans to restore them later. Authorities are implementing temporary measures to deter anti-social behavior on-site, including installing CCTV, floodlights, and a fire detection system.
This development comes after two teenage boys were sent into custody in February 2024 after admitting to setting the hall ablaze. Their actions have drawn attention to the urgent need to protect and restore this vital piece of Newcastle’s architectural heritage.
The repair plan aims to enhance the building’s insulation while preserving its historical significance, minimizing visual impact during reconstruction. As work begins, the university continues to explore future uses for Henderson Old Hall, emphasizing its importance within the community and commitment to heritage preservation.
